Our team of professionally trained and licensed home inspectors bring military-forged attention to detail, work ethic, and problem solving into each and every inspection for homes of all sizes, styles, and ages. We verify that your new home functions like it should and its current condition is safe for your family. We take the time to go over the inspection findings with you and answer any questions you have before leaving the property.


We use IRBpro's industry-leading software to create detailed reports that clearly display all major and minor defects and safety concerns in an organized manner. We take lots of pictures and write full Describe, Determine, Implication, Direction (DDID) statements for each defect so you will see the problem areas, understand their significance, and be directed to specialized experts for further evaluation.

What is a Home Inspection?

A home inspection is:

A visual, non-invasive inspection of two or more residential systems and components such as heating, cooling, plumbing, electrical, structural, foundation, roof, masonry, insulation, exterior, interior, and certain built-in kitchen appliances.


Non-invasive means using inspection methods which do not cause damage to any system or component such as tearing, puncturing, or gouging, except for probing wood components that show evidence of decay.

We offer flexible scheduling options to accommodate your needs. Whether you need a short-notice inspection or prefer to schedule weeks in advance, we have you covered. Book online, call, or email us to schedule your inspection. We are available for inspections 7 days a week, between 8 am - 5 pm.

We digitally send you a contract stating the services and cost. Please review and sign it electronically. It is required by NC law to have a signed contract before starting a home inspection.


We also send an invoice with a secure payment link through Stripe that accepts major credit cards and bank transfers. Payment is preferred at the time of contract signing but is officially due on the day of the home inspection. Let us know in advance if that is not possible and we'll find a solution.

The inspection generally takes 3-5 hours. You can follow along in most cases except during unsafe or cramped areas such as attics, crawl spaces, and when opening electrical panels. After the inspection, we go over our findings with you. You are free to ask as many questions as you want.

We electronically send you a written report usually same-day or within 3 business days at the latest. Our reports are detailed and include photographs of any issues found during the inspection. We let you know whenever we cannot inspect an item due to a limitation or safety concern. We are not experts in specific repairs so we also provide direction for you to reach out to specialists for their further evaluation and repairs as necessary.

What is Actually Inspected?

Per the North Carolina Home Inspector Licensure Board Standards of Practice, the following readily visible and accessible installed systems and components of the home will be inspected:

  • Roof structure in attic spaces
  • Ceiling, wall, and floor structures
  • Columns and piers
  • Basement, crawl space, or slab
  • Foundation


  • Wall claddings, flashings, and trim 
  • Entryway doors and windows
  • Garage doors, operations, and safety controls
  • Decks, balconies, stoops, steps, landings, patios, porches, and railings
  • Eaves, soffits, and fascias
  • Driveways, walkways, and retaining walls
  • Vegetation, grading, and drainage (as they impact the home's condition)


** We are not required to inspect fencing, detached buildings or structures, wells, septic tanks, sprinkler systems, pools, hot tubs, playground equipment, sports fields/courts, or buried fuel storage tanks.


  • Roof coverings
  • Flashings
  • Rainwater drainage systems
  • Skylights
  • Chimneys
  • All other roof penetrations like vents and exhausts


** We are not required to walk on the roof. We may choose to do so at our discretion but we can still inspect the roof using a ladder, top floor window, zoom camera, or binoculars.


  • Fixtures, faucets, and hose bibs
  • Water supply and distribution piping
  • Drain, waste, vent, and trap piping
  • Tubs, showers, and toilets
  • Functional flow and drainage throughout the house
  • Water heater and associated chimney, flue, or vent
  • Fuel storage system and distribution if applicable
  • Sump pumps


  • Utility service entrance conductors
  • Service and grounding equipment
  • Main service amperage and voltage
  • Main power overcurrent device
  • Exterior and interior of main panel and subpanels (if safe to do so)
  • Branch circuit conductors, overcurrent devices, and amperage compatibility
  • Ceiling fans, light fixtures, and switches
  • Receptacle outlets and Ground Fault Circuit Interrupter (GFCI) outlets
  • Smoke detectors
  • Carbon monoxide detectors in homes with a fireplace, gas appliance, or attached garage


** Electricity is very dangerous. We do not open the following electrical panels for our own safety:

  • "Zinsco" brand exterior panels - The main buss bars can energize the metal cover upon removal, resulting in an electrical hazard or even explosion.
  • "Stab-Lok" brand panels - The circuit breakers come loose when lifting off the cover, resulting in an electrical hazard.
  • Exterior panels if it's raining outside.
  • Any panel with evidence of water penetration (currently wet or dripping) or history of water penetration (rust or deterioration).


  • Presence or absence of installed heat source in each habitable room
  • Heating equipment such as furnaces, heat pumps, solid fuel stoves, fireplaces, and gas logs
  • Normal operating controls if appropriate for current weather conditions
  • Automatic safety controls
  • Chimneys, flues, and vents
  • Heat distribution systems including fans, ductwork, piping, insulation, registers, and air filters


  • Presence or absence of installed cooling source in each habitable room
  • Cooling and air handling equipment (central air conditioning and through-the-wall ductless systems only - no window or floor units)
  • Normal operating controls if appropriate for current weather conditions
  • Cooling distribution systems including fans, ductwork, piping, dampers, insulation, registers, and air filters


  • Walls, ceiling, and floors
  • Steps, stairways, balconies, and railings
  • Counters and built-in cabinets
  • Doors and windows
  • Accessible egress path in each habitable room in case of emergencies
  • Signs of current or past water penetration


** We are not required to inspect the condition of cosmetic items such as interior paint, wallpaper, drapes, curtains, blinds, and carpeting unless there is evidence of water penetration or a safety hazard.


  • Insulation and vapor retarders in unfinished spaces
  • Move insulation where visible evidence indicates a problem
  • Ventilation of attics and foundation areas
  • Operation of attic ventilation fan or thermostatic control
  • Venting systems in kitchens, bathrooms, and laundry areas


  • Installed dishwasher (we will run a complete cycle)
  • Range, oven, and cooktop
  • Trash compactor
  • Garbage disposal
  • Ventilation equipment or range hood
  • Installed microwave
  • Hot water dispenser


** We are not required to inspect refrigerators, freezers, ice makers, wine coolers, other non built-in appliances, clocks, timers, self-cleaning oven functions, or thermostats for calibration.
